Preparing Your Home for the Market

Pricing – We study the market daily.  Setting the correct price from the beginning is the KEY to getting the most buyers in your home.  We will review comparable homes in and around your neighborhood and combine that information with features in your home to determine the price range.  Pricing is a strategic part of the marketing process – your sales motivation, as well as current market conditions and area inventory will determine the price we set on your home.

Staging – The process of “dressing” your home to show all it’s features in their best light for prospective buyers.  We will assist you in staging your home so that it shows like a model which will ensure a quicker sale for higher dollars.  How will we accomplish this?

Through the Eyes of a Buyer”  We will tour your home together and discuss updates and repairs that should be done prior to putting your home on the market.

Pre Marketing Home Inspection”  This option is helpful if you’re unsure of what issues may be lurking in and around the home and will allow you to repair any issues BEFORE going on the market so you won’t have any surprises come out of the buyers inspection.

De-Cluttering-Is that really a word?”  In real estate, de-cluttering is definitely in the dictionary!   This is the process of removing items from rooms, closets and the yard that distract from the features of the home.

Where do I Put My Stuff?”  After determining what items need to be removed,  I can assist in arranging help.  Examples include scheduling a POD to be delivered, Salvation Army to pick up donated items or an auctioneer to organize an estate sale.

Bring in the Professionals”  If some repairs need  the help of a professional, we can recommend and coordinate a variety of contractors that will help us get things done. 

Information Packets – Available to buyers, these packets will include feature sheets with descriptive information on the interior and exterior of your home, disclosures needed to complete a contract package and a copy of the property survey (if available)  The packet will include everything a buyer would need to write an offer on your property.

Home Warranty – There are a number of home warranty programs that you can purchase when listing the property.  Offering a home warranty to the buyer gives them peace of mind and is another tool we can use when marketing the home.
