The Grzejka Team is dedicated to staying on top of the housing market in Western Prince William County. This weeks post will focus on the community we live in - Piedmont covering single family home from August 1 to October 10. The story in Piedmont continues to be the lack of inventory! We currently have only 10 single-family homes on the market. This is a great time to consider selling! The median asking price is up to $739,394 with four homes from Piedmont's Kendrick Estate on market raising this number community wide. The median listing price per square foot has held steady at $183. We have had 13 closed sales since August 1, the Grzejka Team was happy to be involved in three of those transactions. Median close price per square foot is slightly off from the prior period at $172 per square foot. This slight pull back in pricing is consistent with reported Northern Virginia home sales. The good news is of the 7 homes currently under contract and set to close in the next 30 to 45 days are the median price per square foot sits at $189.71. However, we do not know where these houses will close at, but this past year tells us we are receiving 98 percent of our list price.
